First off, the title of this thread is a play on the reality television show Flip This House, where realtors buy cheap real estate, fix it up, and sell it for a significantly higher price. A large portion of my GE income comes from "flipping" armor using recipes, enchanting it, and selling it for mucho vis.
Buying materials for crafting armor requires both an initial sum of vis and PATIENCE so don't think this'll be like instant moola.
Every chance I get I browse MM for the E.84 Armor Recipes, Dyes, and HQ Gems, and check for good buys. Here is a breakdown of prices. This range of prices is gauged by my own willingness to buy the item not necessarily the common price @ MM. I ignore any recipes above these prices. "Broading" for these items across the server works well! Again, gotta have patience.

Pure Ore materials can be easily farmed and fabric materials can be bought in Coimbra/Rebold (~2-5m per recipe).
Let's do a run down of a typical flip...
I bought this E.Coat Recipe at MM earlier this week for 8m (a good find!).
I broad throughout the week for 2 HQ Sapphires (this particular recipe doesnt require a dye). With patience and a little negotiating I get the HQS. I get the appropriate Pure Ores from my vault (I NEVER NPC-sell my Pure Ores) and buy the HQ cloth in Coimbra (~4.5m). I have the armor crafted (usually by my buddy corgan), and I buy a mess of level 84 Chips and enchant until I get DEF 10 or higher, MaxHP 20% or higher, or +DR. Having these equip options make it easier to sell. Sometimes I enhance to +5 (blind) if I feel like gambling. Here's the final product. Although +DR options is really rare to get, I just wanna show the benefits of flipping armors.
Total Spending: ~52.5M (not including Chip use)
Selling Price: 320m
Profit Margin: ~267.5m
With experience, this whole process gets easier and less stressful and soon you'll be able to afford/handle multiple flips at the same time. Good Hunting.
